Deals…or just the right price…

by lloyd on October 29, 2010

Earlier this year I was approached by a number of contacts and clients looking to find a deal…they were sure many could be found as property owners must be feeling the pinch and are therefore “distressed”. This was not case especially in central London and I doubt this will ever be the situation.

Yes, property prices are being amended and values have fallen. This does not mean the seller is distressed just sensible and understanding of current market conditions. Over the course of the next 2-3 months the property market will reposition itself in all locations and property will look better value.

I am sure property buyers will not aggressively chase a purchase (pay a premium unless the property is exceptional) and vendors must understand this. Where stock is sensibly priced sales are being agreed. There is no need to wait until 2011 as some vendors will see an opportunity to sell whish stock levels remain low.

Launching Negotiation Only

by lloyd on October 25, 2010

Over the last 20 years property search agents have helped many property buyers at the middle to upper level of the residential market find and secure the best properties in London, the UK and in prime locations across the world.

The internet, email and online media has changed the way property is marketed and mobile phone apps / portable displays such as iPads, email alerts and text messaging make browsing for property from the comfort of your own home easier at all levels of the market.

The demand for Bespoke Property Search will always exist. However, with easier access to property information via the internet more buyers are looking to property search agents as independent negotiators omitting the need to use them to find the property. Using a professional to secure and negotiate the best deal will in most cases prove to be an extremely sensible decision. The negotiator will know the market, the location and have excellent knowledge. Using this information the buyer will be sure the price agreed is correct and reflects current market prices.

Coalition government pensions announcement

October 17, 2010

A recent announcement by the coalition government regarding pensions may well bring more investors into the property market. If tax incentives are significantly reduced buying property as an alternative investment will bring more private landlords into the market. Whilst it is too soon to write a long article on this I would expect to see [...]

The first half of 2010 has seen continual demand for prime property. This is across the board and very evident in central London and the South East. To secure the best houses and apartments in some cases premiums and competitive bidding have been necessary.

Bank of England may be able to restrict LTV (Loan to Value Ratio’s). Is this a good idea?

June 16, 2010

I recently read an article in the Telegraph presenting this story.
In previous years mortgage lending was simpler. I am sure readers remember strict lender ratios applied to incomes when calculating potential mortgage loans. Why was this practice cast to one side and reckless lending allowed? Was it a necessity or the fuel to a period [...]

Securing the property

June 15, 2010

Once you have found a suitable property you must work out the best way to secure it on the most favourable terms.
